The Persimmon

Real estate developer to launch Mabolo project in December

THE real estate development arm of the Aboitiz Group plans to launch this December a residential condominium and commercial complex in Barangay Mabolo, Cebu City.

AboitizLand vice president for sales, marketing and customer service Pia Mantecon said the real estate development, dubbed The Persimmon, will feature four 15-story towers that will house residential condominium units and commercial spaces.

She said the name of the project is based on the English word of the tree, which is the basis for the name of Barangay Mabolo.

Persimmon is a tree species that belongs to the genus Diospyros, the same genus that mabolo (scientific name Diospyros discolor) belongs to.

The towers, which will rise on a property that many Cebu City residents refer to as the Coaco building, will be an urban village, Mantecon said.

She said the commercial spaces will be located on the ground floor of the condo towers and will feature restaurants, bars, gym and other amenities.

She said the project has been generating a lot of interest, although site development has barely started.

AboitizLand president and chief operating officer Andoni Aboitiz earlier said the condominium towers will be targeted at young professionals. He said studio type condos at The Persimmon will have a price tag of P1.5 million to P3.5 million.

“The city will change drastically in the next five years and land is very expensive, which will force some people to settle back in the urban area,” he had said during the recent launching of the Molave Highlands Residences in the northern towns of Liloan and Consolacion.

Last week, AboitizLand launched Kishanta Zen Residences, the house-and-lot component of the Kishanta subdivision, located in the hills of Talisay City.

AboitizLand developed five models for Kishanta Zen Residences and are priced from P2 million to P3.5 million.

The Grand Cenia project is offered in two ways:

The condotel units and the residential units. The condotel units are 24.27 square meter hotel rooms available for purchase. These condotel units will be furnished and brought into real pool. All the units within the pool will be managed and operated as part of a fully functional hotel. Filinvest Land is looking to tie-up with Aston International, an internationally renowned hotel and resort operator, for the hotel operations of the project.

The residential condominium units are for long-term residential end users.

Construction Status

On Wednesday, November 14, 2007, Elder Dallin H. Oaks of the Quorum of the Twelve Apostles presided over the groundbreaking ceremony for the Cebu Philippines Temple complex in Lahug, Cebu City. The 29,556-square-foot temple will support a single central spire and share its 11-acre site with a building for patron housing, a meetinghouse, residences for both the temple and mission presidents, and a mission office.

In a letter to Filipino priesthood leaders dated April 18, 2006, the First Presidency announced construction of a second temple for the Philippines in Cebu City. The new temple will cut travel time and expenses for many of the saints living in the southern and central islands. The letter extended an invitation to members who would like to contribute financially to do so as their circumstances allow.

Church membership in the Philippines has grown dramatically over the past 25 years. The nation is home to over a half million Church members organized into more than 80 stakes.

Pag-Ibig chief deems Cebu as the ultimate boom town


Noting the upbeat housing developments in the city, Pag-Ibig Fund president and chief executive officer Romero Federico S. Quimbo deemed Cebu as an ultimate boom town.
Quimbo was in Cebu recently to grace the induction of new officers of the Subdivision and Housing Developers Association Incorporated which has around 16 founding members composed of small scale and big time housing developers and builders from Central and Eastern Visayas.

Quimbo said that undeniably Cebu can be considered as one of the country’s booming metropolis with developments from housing, real estate, to commercial establishments within the area to prove it. He said that most housing developments in the province have been financially supported by the Home Development Mutual Fund.
He added that in terms of quality, these houses are not cheap but comfortable type of economic housing which homeowners could stay for a long while.

Quimbo said it has been the recent administration’s vision to make housing loans more accessible to a huge portion of the populace by decreasing the interest rates and amortization for the past few years.

As Quimbo pointed out, “we want to bring back housing in the forefront. About ten years ago, borrowing from government was more like an impossible dream, but today it has become cheaper to amortize than to rent monthly in many areas. We look at housing as an investment so if you don’t have a home, now is the best opportune time to invest in a house because interest rates are at its historical low,” he advised Pag-Ibig members.

The lowered interest rates in Pag-Ibig’s housing loans resulted to a boom in the housing industry as now more members can now afford to buy their own homes.

In Central Visayas alone, Pag-Ibig loans out an average of P200 million monthly which estimates to around 200 units. In the region, Cebu city contributes the biggest or the bulk of loan outs averaging to around 100 units a month.

For the last five years, Pag-Ibig’s portfolio contained that around 40 percent or about P111.6 billion of the country’s mortgage market is being financed by Pag-Ibig while 37 percent comes from banking institutions combined whereas the rest of the 24 percent are loaned out by other government-owned corporations.

As of March this year, around P7.03 billion has been disposed to members, which reflects an 84 percent increase compared to last year. Despite the increase in borrowings of members, Pag-Ibig have not increased premium rates for its members, Quimbo stressed.

He however explained that they are looking at changing their charter to gain tax exemption considering that they are a provident fund. The charter change said Quimbo will also aim to empower their board of trustees in fixing contribution rates and allow them to reorganize the institution.

However he said if Congress would allow the charter change, changes in the contribution rates will still take place at around the year 2011 to 2012.

“We are the country’s biggest home lender by a wide margin and so, the main objective for the charter change is for Pag-Ibig Fund to become at par and of equal footing with other GFIs,” he said.
